1. Requirements:

**** This house including the whole land boundary is a ‘smoking, drug and alcohol free’ area (occasional drinking is fine/allowed). No outdoor shoes are allowed inside the house. Indoor slippers are allowed and available. ****

Sorry! No pets allowed.

You must be CLEAN, TIDY and CONSIDERATE.

All genders (straight, gay, bi, lesbian, transgender and/or indecisive) are welcome.

Full-time, part-time, casual shift workers and students are all welcome, so long as you pay rent on time.

2. Location:

The house is located about 1 km walking distance to Upwey Train Station (Belgrave Line for famous Puffing Billy) and Bus 693 passing Monash University Clayton Campus. Bus 699 is located just around 105 meters away from the house. Upwey South Primary School is just 200 meters walking distance from home. 2.6 Km driving distance to Angliss Hospital. Less than 12 Km driving distance to Swinburne Wantirna Campus.

Gym, doctors, dentists, beauty salons, cafes, restaurants, mechanics and etc. are around 1 km walking distance.

This property including house and driveway is almost flat land in very leafy and green Yarra Ranges/the Dandenongs with plenty of sun and clean air. Many wild birds and animals to be seen up close.

3. Fully furnished house and bedrooms – just bring your bags!:

The house has gas ducted heating in every bedroom, a shared kitchen equipped with appliances and cooking utensils, a freestanding gas cooking stove, grill & oven, a microwave oven, a top load washing machine + iron, one shared bathroom, one shared toilet, large 2 clothes hoists. Regularly well maintain garden, front and back yards so there's no need to worry about it just enjoy.

Each bedroom comes with furniture, i.e. waterproof-covered firm queen bed, a wardrobe, a desk + lamp + chair, a tallboy, a TV + set top box, a power board, an extension lead and etc. Each room is suitable for maximum 2 people stay.

Clean, washed linen sets are provided but you are to do your own laundry.

Two big fridges (over 1,000 Litres combined): So sufficient fridge space for everyone

There are a carport and driveway together can hold more than 4 cars. If not enough, plenty of parking also available in front of the property.

4. Pricing

For minimum 4 weeks stay, $155 per week for single or $210 per week for a couple per room

These charges include unlimited internet but exclude bills.
All utilities bills which are water, gas and electric will be shared evenly per person (normally around $20-30 per person per week. This much of bills expenses can offer each occupant around 30-45 showering minutes a day, 2-3 times of fully loaded laundry (around 7kg each load) per week, 6-8 hrs a day of ducted gas heating, 4-8 hrs a week of cooking and etc.

A security deposit is required before moving-in and is equal to 4-weeks rent. The rent is pre-paid for 4 weeks in advance. Only a current passport or Australian driver’s licence is accepted as a proof of your identity; and I require your consent to take photo of your id.

You are required to let me know at least 4 weeks before you move out. All of the bond money less minimum of $50 for cleaning will be returned to you unless you owe the money for rent, damage, and/or other costs you are responsible for.

I) one Thai female, Nora who has no restrictions to any diets and occasionally drinking. I'm friendly, easy-going, considerate and etc.
